Lease termination request form

Early lease termination is a negotiation, not a guarantee. This form documents the request with dates and reason. The landlord decides whether to accept, ask for an early-termination fee, or require the tenant to find a replacement. It is the opening move, not a done deal.

The form beside this text is live. Fill it in and submit it — it validates exactly as it would for a real respondent, and saves nothing.

A dated request creates a record

This form timestamps the request. If there is ever a dispute about when the tenant asked to leave, the form is evidence.

Optional reason shows intent and negotiation room

A reason signals whether the tenant is buying a house, relocating for a job, or breaking the lease for convenience. An honest reason opens the door to negotiation; no reason reads as less serious.

How to build this form

5 steps in the editor. Nothing here needs a paid plan.

  1. Add short text fields for the tenant name and the unit address, so the landlord has no question which lease is in question.
  2. Add date fields for the current lease end date and the requested termination date — context for the request.
  3. Add an optional long text field for the reason. Some reasons are more sympathetic than others, and transparency helps.
  4. Share the form with the landlord and be prepared for a response by phone or email, not automatic approval.
  5. Understand the lease terms: most leases charge an early termination fee, require 30 to 60 days notice, or require finding a replacement tenant.

What goes wrong with this form

Specific to a lease termination request form, not general advice about forms.

Assuming the landlord will accept

Early lease termination is not a given. The landlord can refuse and require you to pay the lease through its end date. Check the lease for what an early exit costs before you submit the request.

Not offering a replacement tenant

Some landlords will release a lease if a new tenant is found. If you want out, offering to find a replacement strengthens your negotiation. It costs you time but saves the landlord vacancy.

Giving short notice

A lease termination request needs time. Most leases require 30–60 days notice. The less notice you give, the more expensive the exit or the less willing the landlord is to negotiate.

Questions about this form

Can I break my lease early?

That depends on the lease. Most leases allow early termination with a fee, usually one to three months of rent. Some require 30–60 days notice. Check the lease first or call the landlord. A lease termination request is asking; the answer depends on the lease and the landlord.

What if the landlord says no?

The landlord can refuse early termination and require you to pay through the lease end. You can offer to find a replacement tenant to take over the lease, or offer a termination fee. The lease governs what's negotiable.

Do I lose my security deposit if I break my lease?

Not automatically. The security deposit covers normal wear and tear and is returned after move-out. An early termination fee is separate — it is a penalty for breaking the lease, not a use of the deposit.
